Allottee Filing RERA Complaint Online

In order to ease home buyers to file a complaint online against errant builder(s), please follow the below steps:

Few points to be considered prior filing the complaint-

1) Per complaint, govt has fixed fees as Rs 1000 , it’s easier to make payment online using NEFT to the below account number and keep the transaction reference number and transferred receipt(or screen shot) handy.

For NEFT/RTGS below are the details:-

2) Procure enough photos of the current status of the building and all other relevant documents(sale deed, sale agreement , construction agreement etc) in digital form under one folder so that filing becomes easier and quick !

3) Also, keep address of the builder and complaint content handy.

Filing a complaint -

Go to the page - http://rera.karnataka.gov.in/complaintForm

There are five sections in the form which needs to be filled .As you are filing the complaint against builder/developer, you will be the complainant and builder will be the respondent.

Fill in the details of the complainant as shown in below example –

Note-If you don’t have landline number, mention “99999999” against the Telephone Number field.

Next, fill in the details of the respondent as shown in below example –

 

Details of the complaint –

In this section, you will brief about the complaint, facts of complaint, relief sought from RERA and if any interim order required to be sought from the RERA.

An illustration is shown below just for complainant’s reference –

Subject of Compliant-

Incomplete building, pending development work, deficiency in service, handover of all necessary documents, approvals provided by competent authorities & compensation for delayed completion.

Facts of Compliant-

Here is the list of all pending work & documents as on date.

1.      BWSSB Connection.

2.      Car Parking Marking & Allotment.

3.      Electrical & lighting work (common areas, basement, surrounding, party hall etc).

4.      Project registration by Builder under RERA; Ongoing projects category.

5.      Project registration & formation of association under DoD as per KAOA Act.

6.      Documents & approvals from competent authorities: OC, CC, electrical meter transfer, plan approvals etc.

7.      Common Area facilities: Solar water unit installation, Party Hall, GYM, Children’s play area, Intercom…

 

Relief Sought from RERA-

Project completion & compensation for delay

Interim Order required-

Completion of pending work

Attaching supporting documents –

Per attachment size limit is 1 MB. However, few complainants were able to upload more than 1MB files also, so try out uploading below documents which will anyway crosses 1MB limit! Otherwise, try to compress the photos/files to 1MB. Preferred is to upload the photos (with dates printed) showing the incomplete activities in the building.

 

1.       Individual sale deed

2.       Photos(use camera which prints the date in the pic) depicting incomplete activities in the building

3.       Construction Agreement

4.       Sale Agreement

5.       Joint Development agreement (builder & landlord)

6.       Plan approval document

7.       Notices served to Builder

8.       BBMP tax receipts

9.       EC

10.   Any more proofs

 

Payment-

Mention the NEFT transaction reference number and attach the digital copy of the receipt -

Finally, accept all the terms and conditions, submit the complaint.

After complaint submission, you will receive an acknowledgement number to your email id . That will be the only reference number to quote for any further follow-ups.

That’s it , you just wait for RERA to come back !!.
